The original Sterling Park (1960s-70s) was one of NOVA’s first major planned communities, filled with single-story brick ranchers and two-story colonials with masonry chimneys that have now been standing 55-65 years. The Countryside and Sugarland Run developments added 1980s-90s housing with a mix of masonry and prefab fireplaces. Cascades and Lowes Island brought 1990s-2000s construction with mostly factory-built units. My Sterling Park home has a fireplace that’s been there since 1969. Is it safe?
We can’t answer that without seeing it — but our Level 2 inspection answers it definitively. Video camera through the full flue, crown and cap evaluation, damper test, firebox check. Many 50-60 year old Sterling chimneys are perfectly safe with proper maintenance; some need crown work before use. We’ll show you video either way.
Cascades HOA requires annual chimney inspection. Does your report work?
Yes. Our PDF includes date, photos, video stills, technician signature, A&T business info. Accepted by every Cascades HOA we’ve worked with and every other Sterling community HOA.
My factory-built fireplace is from 2002. Do the refractory panels really need checking?
Yes — 2002 is right in the 15-20 year failure window. Panels crack from heat cycling. Cracked panels aren’t immediately dangerous but they compound over time and eventually require replacement. Annual inspection catches them at the right moment.
How far in advance should I book for fall in Sterling?
September has the most availability. October we’re typically 2 weeks out. November-December 2-3 weeks.
