Serving Alexandria VA Since 2014
Alexandria is one of the most challenging and interesting chimney service areas in Northern Virginia because of its range. Old Town Alexandria has homes built in the 1700s and 1800s — some with chimneys that predate the Civil War — and those original masonry structures need careful, knowledgeable work. Del Ray and Rosemont are early 1900s homes with classic craftsman brick chimneys. Beverley Hills and the West End add mid-century colonials and ranches. And the Eisenhower Valley / Alexandria West area has modern condos and townhomes, most with gas fireplaces that need regular inspection but are rarely given any. We handle all of it.
Alexandria-Specific Chimney Concerns
After a decade of Alexandria service calls, these are the patterns:
- Historic masonry chimneys in Old Town — pre-1900 chimneys often have original mortar that has eroded over 100+ years. Waterproofing and gentle brick-by-brick assessment matter here. Aggressive cleaning can actually damage historic mortar.
- Clay flue tile failures in early 1900s Del Ray and Rosemont homes — our Level 2 video inspection reveals cracked tiles that would otherwise be invisible. These are a serious fire risk and we see them regularly in homes that haven’t been inspected in years.
- Alexandria’s Potomac-river humidity — creates chronic chimney moisture issues. We see water-damaged fireboxes, rusted dampers, and eroded caps throughout Alexandria. Annual inspection catches problems early.
- Gas fireplaces in West End condos — Alexandria condo owners almost universally neglect their gas fireplaces. Pilot systems fail, venting develops issues, and firebox ceramics crack — all without the visual warning signs of a wood-burning unit. Annual service is $139 and it’s not optional for safety.
- HOA and condo association requirements — many Alexandria HOAs require annual chimney documentation. Our Level 2 inspection PDF is formatted to meet every Alexandria HOA spec we’ve seen.
- Cap issues from river-side wind exposure — Alexandria’s waterfront homes see more wind damage on chimney caps than inland NOVA. Stainless steel cap replacement solves it permanently.

Maintenance Schedule for Alexandria Homes
Alexandria’s mix of historic, early-century, mid-century, and modern housing means the service schedule varies. Here’s how we break it down:
- Historic masonry (pre-1900): annual gentle inspection; cleaning only when creosote warrants it; waterproofing every 5-7 years.
- Early 1900s homes (Del Ray, Rosemont): annual sweep + inspection if used regularly; waterproofing every 5-7 years; immediate action if flue tiles show damage.
- Mid-century (Beverley Hills area): annual cleaning for regular burners, every 2-3 years for occasional use.
- Gas fireplaces (Eisenhower Valley condos): annual inspection is required safety practice, $139.
- Wood stoves: annual full service, $149.
- Dryer vents: annual minimum in Alexandria’s humid climate; every 6 months for high-use households.

More Alexandria FAQ
I have a historic Old Town home with original chimney. Can you work on it without damaging it?
Yes — we’ve been servicing Old Town chimneys for a decade. The approach is different from modern chimneys: gentle brushing, no aggressive chemicals, careful visual assessment of original mortar. We’ll tell you honestly if we think the chimney needs work beyond our scope (like historic restoration masonry), and we can refer you to restoration specialists when needed.
My Alexandria condo has a gas fireplace I’ve never serviced. Is it urgent?
Get it inspected this year. Gas fireplaces don’t have the visual warning signs of wood units — you can’t see creosote — but they have their own failure modes: pilot system issues, venting blockages, ceramic firebox cracks, and especially in condos, problems with shared venting systems. $139 for annual service is standard and essential.
Do you provide documentation for my Alexandria HOA?
Yes. Every service includes a PDF report with photos, video stills, technician signature, date, and company information. Every Alexandria HOA we’ve worked with has accepted it. If your HOA has a specific form, send it with your booking and we’ll fill it out.
How far in advance should I book?
September has the most availability. By October we’re typically 2-3 weeks out. November-December booked 3-4 weeks out. If you need urgent Alexandria service, call us and we’ll tell you realistic timing.
What’s the price for Alexandria homes with multiple fireplaces?
$139 first flue, $99 each additional. Many Alexandria homes (especially older ones) have two or three flues — for example, a home with two fireplaces = $238. All flues get the full Level 2 inspection.
