Serving Reston Homeowners Since 2014
Reston’s mix of 1970s and 1980s townhomes, village-center condos, and older single-family homes around Lake Anne and North Point creates a chimney service mix you don’t see in newer parts of Northern Virginia. Many Reston townhomes use factory-built (zero-clearance) fireplaces — these look like traditional masonry but are metal units built into a wood frame, and they have their own cleaning and inspection requirements that differ from traditional brick chimneys. A lot of Reston homeowners don’t realize their fireplace is factory-built until we open the damper. We service both types — and we’ll tell you honestly which yours is and what it needs.
Reston-Specific Chimney Concerns
After a decade of service calls across Reston, we see the same handful of issues repeat:
- Prefab firebox panels cracking — the refractory panels inside zero-clearance units crack from heat cycling. Common in 1970s and early ’80s Lake Anne and Hunters Woods townhomes. Inspection catches this before it becomes a fire hazard.
- Damper rust-through — Reston’s tree cover traps moisture, and dampers that sit open or half-shut for years rust out at the hinge. We check damper operation on every cleaning.
- Cap missing or damaged — squirrels and raccoons love Reston’s mature oak canopy, and the ones that don’t make it out of your flue become blockages. A proper chimney cap (not the cheap universal one) prevents this.
- Dryer vent runs — most Reston townhomes have long, twisty dryer vent runs through interior walls. These clog faster than straight outside-wall vents, and the lint buildup is a real fire risk. Our $239 combo covers chimney + dryer vent in one visit.
Reston Neighborhoods and Village Centers We Serve
We service the full Reston footprint — if you have a chimney or dryer vent in Reston, we’ll come out. The areas we see the most:
- Lake Anne Village — original 1965 construction, some of the most interesting fireplace designs in Reston, occasional historic preservation considerations
- North Point Village — 1980s townhomes, mostly factory-built fireplaces, plus single-family homes along Lake Newport
- South Lakes Village — strong mix of townhomes and SFHs, many updated fireboxes
- Hunters Woods Village — 1970s townhomes, lots of original fireplaces that need creosote work
- Tall Oaks Village — newer builds mixed with updates
- Reston Town Center area — condos with gas fireplaces (different service profile — see our gas fireplace guide)
If your Reston home borders another city, we also cover Herndon, Vienna, and Oakton — same pricing, same crew.
What a Reston Service Call Looks Like
We don’t do the upsell runaround. Here’s the actual flow:
- Book online or call — (703) 659-1699 or schedule here. We give you a two-hour window, not an all-day wait.
- Tech arrives with all tools — dropcloths, HEPA vacuum, camera, brushes, ladder. We don’t leave and come back.
- Level 2 inspection with camera — every cleaning includes it. You see the inside of your flue on a tablet. If we see something concerning, we show you the footage, not just talk about it.
- Clean sweep — creosote, debris, any animal nest material. HEPA-vacuumed so there’s no mess in your living room.
- Photo report — before/after photos emailed, plus any repair recommendations with honest pricing. No pressure to book anything extra.
Maintenance Schedule for Reston Homes
Reston’s climate runs on Northern Virginia’s freeze-thaw cycle — roughly 30-40 days per winter where the chimney cap takes thermal stress. Combined with the mature tree canopy dropping leaves and debris year-round, here’s what we recommend:
- Annual cleaning + inspection — standard for any wood-burning fireplace used regularly. Best time: late spring or summer (off-season pricing and availability).
- Every 2 years for light users — if you only burn a few fires a year, an annual inspection with cleaning every other year is sufficient.
- Gas fireplaces — annual inspection — gas doesn’t produce creosote but the venting and firebox still need yearly check.
- Dryer vent — every 12 months — non-negotiable in Reston’s long-run townhome vents. This is where most preventable house fires start.
Why Reston Homeowners Pick A&T
Three things we hear from Reston customers more than anything else:
- We show up when we say we will. Two-hour windows, not “sometime Tuesday.”
- We don’t invent work. If your chimney is fine, we tell you it’s fine. We’d rather you call us back next year than oversell once.
- Transparent pricing before we start. $139 cleaning + Level 2 inspection, $119 dryer vent, $239 combo — no surprise add-ons mid-service.
We’re not CSIA-certified or Angie’s-List-Super-Service or any of the other plaques you see competitors throw around. What we have is 10+ years running chimneys in NOVA, consistent 5-star reviews from Reston homeowners, and honesty about what your chimney actually needs.
More Reston FAQ
Do you service prefab/zero-clearance fireplaces common in Reston townhomes?
Yes. Most of our Reston calls are zero-clearance units. Same $139 pricing applies. Cleaning is slightly different (no flue brushing through a masonry flue; we brush the metal chase and inspect the refractory panels) but the Level 2 inspection is identical.
My HOA says I need a certified chimney sweep annually. Does your service count?
Our Level 2 inspection report meets every Reston HOA documentation requirement we’ve encountered in 10 years. We email you a PDF report you can forward to your HOA. If your HOA specifically requires CSIA certification by name, let us know before booking — we’ll tell you honestly whether we’re the right fit.
How far in advance should I book during winter?
October through December is our busiest stretch in Reston. Book 2-3 weeks out for your preferred window. If you’ve waited until the first cold snap in November, call us anyway — we’ll fit you in as quickly as we can, but it may take longer than usual.
Do you do chimney repairs, not just cleaning?
We focus on maintenance services: sweeps, inspections, dryer vents, gutter cleaning, and combos. For heavy masonry repair (rebuilding crowns, tuckpointing, liner replacement), we’ll tell you honestly and can refer you to someone we trust. We’d rather not take on work that isn’t our strength.
Are you insured and licensed?
We carry general liability insurance. We’re a small, owner-operated NOVA business — Tim McGirl has been running A&T for over a decade.
