Serving Ashburn VA Since 2014
Ashburn is the archetype of modern Loudoun County — most homes here were built from 1995 forward, which means the fireplace landscape is dominated by factory-built (zero-clearance) units and gas fireplaces, with traditional masonry being rare. Major communities like Ashbrook, Broadlands, Brambleton, Belmont, Lansdowne, Ashburn Farm, and Loudoun Valley Estates bring thousands of similar-era homes with similar fireplace profiles. We’ve been servicing Ashburn for over a decade, and the pattern is consistent: many units that have never been inspected, gas fireplaces that owners assume are “maintenance-free,” and HOA requirements that nobody reads until they get the violation letter.
Ashburn-Specific Chimney Concerns
- Gas fireplaces unserviced for 10+ years — this is the #1 thing we fix in Ashburn. Newer-build owners assume gas = no maintenance. Wrong. Pilot assemblies wear, firebox ceramics crack, venting develops issues, and in worst cases, gas leaks develop silently.
- Refractory panel cracks in 2000s factory-built units — Ashbrook and Broadlands homes built 1998-2010 are right in the refractory-panel failure window. Video inspection reveals the cracks before they progress.
- HOA inspection requirements — almost every Ashburn master-planned community (Ashbrook, Broadlands, Brambleton, Belmont, Lansdowne) has annual chimney documentation requirements. Our Level 2 PDF meets every one we’ve seen.
- Chase cover rust on aging factory-built chimneys — the metal chase tops rust through silently. Water intrusion follows. Annual inspection catches it.
- Dryer vent runs in large Ashburn homes — typical Ashburn SFHs are 3,500-5,500 sq ft with multi-story footprints and long dryer vent runs. Lint fires are a real risk.

More Ashburn FAQ
My gas fireplace has never been serviced and it’s 15 years old. What could be wrong?
Potentially several things: pilot thermocouple worn down (can fail to detect flame, pilot won’t stay lit), firebox ceramics cracked from heat cycling, venting blockage from bird nests or debris, millivolt system issues. Annual inspection catches all of these. $139 is a small price vs. replacement.
Brambleton / Broadlands / Belmont HOA inspection docs — your format accepted?
Yes. Every Ashburn HOA we’ve worked with has accepted our PDF report format.
Is Ashburn too far for you? Do you charge extra?
No trip fees. Same $139 for Ashburn as anywhere else we serve.
I’m in Brambleton — gas fireplace only. Why do I need a chimney sweep?
Gas fireplaces still have flues, venting, ceramic fireboxes, and pilot systems. “Chimney sweep” is a legacy term — what we actually do on a gas fireplace is inspection + cleaning of firebox components + venting check. Annual service is the safety standard regardless of fuel.
How far in advance for fall service in Ashburn?
September easiest. October 2-3 weeks. November-December 3+ weeks.
